Limited Title Reports

Limited Title Reports are generally required for real estate transactions, mortgage refinancing, and approving home equity lines of credit. Sometimes they can be useful in bankruptcy and foreclosure cases, investigations, and mortgage acquisitions. 

Preliminary Title Searches

Preliminary Title Searches are typically requested by Realtors on behalf of their clients or before listing a property for sell. Occasionally a savvy seller may also request a preliminary title search when preparing to sell their house. These documents provide an awareness of any issues, such as liens or claims to a property, so they don’t become surprise roadblocks during the selling process.

Zoning Searches

Zoning Searches may be required for builders, contractors, or anyone looking to have a property zoned differently. A zoning search provides a list of property owners within a certain circumference so that they can be properly notified of rezoning.

30-Year Searches

30-Year Searches get their names because that’s how far back the details on the property are researched. It reveals all mortgages, modifications, liens, agreements, restrictions, and property tax details. These documents are usually necessary before a company will insure a property.

Patent Searches

Much like a 30-year search, patent searches provide all data on a property dating back to its first deed, when ownership transferred from the government to the first land owner. Patent searches are typically required for any changes to the mineral rights.
